More critically, exposure to the sun's ultraviolet rays causes oxidation, which makes the asphalt binder brittle and more prone to cracking.


Once cracks form, water infiltration becomes a significant issue. Rainwater seeps into the base layers, eroding support and leading to potholes. In colder climates, the freeze-thaw cycle exacerbates this process, expanding cracks and weakening the foundation further. Additionally, chemical spills from vehicles—like motor oil, gasoline, and de-icing salts—can dissolve the binders in asphalt, softening the surface and accelerating degradation.


Without intervention, asphalt's natural aging process tends to follow a fairly predictable timeline. In the first five years, minor surface oxidation and fading are common. Between years five and ten, small cracks begin to appear, and the risk of water damage increases. By year fifteen, noticeable structural damage sets in, often requiring more extensive repairs. Without preventive maintenance, most asphalt surfaces reach the end of their useful life by 20 years.


What is Sealcoating?


Sealcoating involves applying a protective coating over the surface of asphalt pavement. This sealant serves as a barrier that shields the asphalt from UV rays, moisture, oils, and chemicals. It effectively slows down the aging process by preventing oxidation and sealing small cracks before they can worsen.


The materials used in sealcoating can vary. Coal tar emulsion is known for its resistance to fuel and oil, making it a popular choice for commercial applications. Asphalt emulsion is a more environmentally friendly alternative, with slightly less chemical resistance but excellent protection in milder conditions.


The process typically involves cleaning the asphalt surface, sealing any cracks, and applying the sealant using spray equipment or squeegees. Once cured, the pavement is left with a dark, uniform finish that not only looks new but also reinforces against future wear and tear.


How Sealcoating Extends Pavement Life


Studies from the National Asphalt Pavement Association and other industry sources show that routine parking lot sealcoating can increase asphalt pavement's lifespan by 30 to 50 percent. Without any protective treatments, a standard asphalt parking lot might last around 15 to 20 years. However, with regular sealcoating and proper maintenance, the same lot could serve reliably for 25 to 30 years or more.


The protective layer applied through sealcoating preserves the flexibility of the asphalt binder. This flexibility is essential for absorbing loads and adapting to minor shifts in the sub-base without cracking. Sealcoating also blocks the sun's UV rays, which are responsible for much of the surface hardening that leads to early cracking. Additionally, by repelling water and chemicals, it prevents intrusion into the pavement structure, reducing the likelihood of deeper, more expensive damage.


One illustrative example is a 50,000-square-foot shopping plaza in Western Pennsylvania. The property owner began sealcoating every three years, starting in year five of the asphalt's life. By year 25, the lot remained structurally sound, with only minor crack filling and cosmetic touch-ups. In contrast, a similar nearby property that did not sealcoat required full resurfacing after just 18 years—a cost difference of tens of thousands of dollars.


Cost Comparison: Sealcoating vs. Replacement


One of the most compelling reasons for parking lot sealcoating is its impact on long-term maintenance costs. While the upfront cost of sealcoating may appear to be an added line item, it's significantly more affordable than complete repaving or even partial overlays.


Sealcoating typically costs between $0.15 and $0.30 per square foot, depending on the property size and surface condition. In comparison, asphalt replacement can range from $4.00 to $7.00 per square foot, over 20 times the cost of preventive maintenance.


When viewed through a lifecycle lens, the return on investment is clear. Property managers who adhere to a sealcoating schedule can delay major resurfacing projects by 5 to 10 years. This means fewer disruptions to business operations, reduced liability from uneven surfaces, and a consistent, professional appearance that reflects positively on your facility or brand.

It's essential to follow an appropriate maintenance schedule to get the full benefits of parking lot sealcoating. For most commercial properties, applying a new sealcoat every two to three years is ideal. This interval keeps the protective barrier intact without allowing time for significant deterioration to begin.


However, some factors may necessitate adjustments. High-traffic areas such as shopping centers, hospitals, or schools may require more frequent applications, especially if vehicle traffic includes delivery trucks or buses. 


The climate also plays a role; properties in regions like Pittsburgh with harsh winters and frequent freeze-thaw cycles may need more aggressive maintenance schedules. Likewise, lots with poor drainage or heavy chemical exposure from snowmelt treatments and leaks may degrade faster without intervention.
